I especially love guests connected to home and lifestyle, real estate and home finances, and navigating life’s next chapters, which is close to my heart as the author of Downsizing with Intention. Guest spots are editorial: I invite people I find genuinely interesting, and they cannot be bought.

Partner in kind
If you run a festival, nonprofit, community event, or local venue, there is another way we can work together. I can help promote what you are doing to the Fair Oaks audience in exchange for in-kind support, such as a booth, tickets, access, or sponsor recognition, rather than a traditional paid partnership.
If your event is being promoted through I Love Fair Oaks, that exposure has real value, and a fair exchange can work beautifully for both sides. Let’s talk about what makes sense.
I also cover concerts, plays, festivals, community celebrations, and other local entertainment as working media for the Fair Oaks audience. For editorial event coverage, I generally request complimentary media access or press credentials for myself and, when needed, a photographer or second shooter assisting with coverage.
If you would like I Love Fair Oaks to consider your event for coverage, add me to your media or press list and send the details in advance. I will confirm availability and what coverage I am able to provide. When I attend specifically to create editorial coverage, media access is part of the working arrangement.
Editorial coverage, including podcast and video guest spots, is always free, created independently, and cannot be bought. Paid features, spotlights, and commissioned writing are clearly labeled as sponsored. Paying is never required to be considered for editorial.
Downsizing, done with intention
My real estate work is a specialty, not a general practice. As an SRES® and a Certified Probate and Trust Specialist, I help homeowners and families through downsizing, selling a longtime home, settling an estate, and other major life transitions. I am also the author of Downsizing with Intention and its companion planner and workbook.
And you do not have to be ready to put your house on the market to call me.
In fact, I would rather meet you before you feel ready.
For many people, selling a longtime home begins months before the listing agreement or the sign in the yard. There may be years of belongings to sort through, repairs to consider, family members to talk with, financial decisions to make, and a whole lot of emotion tied up in a place that has been home for a very long time.
It can feel overwhelming when you look at everything at once. So we don’t.
We figure out where you are now, what needs to happen next, and take it one decision at a time.
Sometimes that means sitting down together and talking through your options. Sometimes it means walking through your home and deciding what is worth doing before you sell and, just as importantly, what isn’t. I can help you think through downsizing, preparation, repairs, organizing, storage, and the professionals you may need along the way. My book and workbook can also give you a framework for working through the process at your own pace.
You can work with me as a consultant before you are ready to sell, attend one of my workshops, use my books on your own, or hire me to represent you when the time comes to put your home on the market. There is no requirement that you have everything figured out before you reach out to me. Figuring it out is part of what I help with.
When it is time to sell
Inviting buyers into your home can feel surprisingly personal. They’re walking through your rooms, opening closets, looking at the place where you have lived your life, and deciding whether they can picture themselves there. I understand that this is more than a transaction to you, even though ultimately we have a very important financial job to do.
My goal is to make that part of the process feel as manageable and respectful as possible. We will prepare your home thoughtfully, decide together how best to present it, protect the things that are important to you, and create a plan for showings that gives buyers the access they need without making you feel as though your life has been completely taken over.
Then I go to work marketing and negotiating.
As the founder and publisher of I Love Fair Oaks, I have something most real estate agents do not: an established local media platform and an audience that already comes to me for Fair Oaks stories, businesses, community information, and local life. When I represent a home, I can bring my experience in real estate, photography, writing, video, and local media together to tell the story of the property and the community around it.
Especially in Fair Oaks, I don’t just know how to market a house. I know how to tell people what makes living here special.
When offers come in, my job shifts again. I will help you understand the terms, look beyond the offer price to what the buyer is actually proposing, identify potential risks, negotiate on your behalf, and keep your goals at the center of the transaction.
Because ultimately, selling your home isn’t just about getting it sold. It’s about what the sale makes possible for you next. Whether that means buying something smaller, moving closer to family, settling a parent’s estate, simplifying your life, or simply having more freedom, I want you to come out the other side feeling that you made good decisions and were well cared for along the way.

Whether you are moving to Fair Oaks, relocating to the Sacramento area, or buying in one of the surrounding communities, I would love to help.
I work throughout Fair Oaks and nearby areas including Orangevale, Carmichael, Citrus Heights, Folsom, Roseville, Rocklin, Granite Bay, Lincoln, El Dorado Hills, Arden Arcade, and other communities throughout the region.
Fair Oaks is home for me, so I know this community especially well. What I love most is helping people find the place that feels right for their life. And I want us to enjoy ourselves along the way. We are going to spend a fair amount of time together, probably have some good conversations and a few laughs, and I hope looking for your next home feels exciting, not like another job you have taken on. Many of the people I have helped buy a home are still friends of mine years later, and I think that says a lot about how I like to work.
Buying a home is a big deal, and it can feel overwhelming, especially if you are relocating from out of the area. My job is to make the process as smooth as I can, keep you comfortable and protected, and give you honest guidance every step of the way. I will also give you the kind of local perspective you cannot get from listings alone: how neighborhoods feel, what different areas are like day to day, and where you may feel most at home.
I work with a limited number of buyers at a time so I can give each person real focus and care. I am responsive and here when you need me, and I also keep regular working hours so I can bring my best to every client, you included. We start with a consultation to make sure we are a good fit and to talk through how I will work for you. We will put a buyer broker agreement in place so you understand exactly how I represent you, and we will make sure your financing is ready before we start touring homes.
Here is what makes it work: we are a team, and we are both committed. You bring me a real move you are ready to make, open communication, and a little trust in the process. I bring you my knowledge, experience, honesty, and care so you feel guided instead of alone.
I see my role as your advisor and advocate. You may have bought and sold several homes over the years, and I respect that experience. But every property, every market, and every transaction is different. There may be things you have encountered many times before, and there may be something completely new this time around.
That is where I come in. I will help you understand the contract, point out risks and opportunities, ask questions you may not know to ask, anticipate problems when I can, and protect your interests so you can make confident decisions. Sometimes that may mean telling you something you were not expecting to hear. I would rather have an honest conversation with you now than have you discover an expensive surprise later.
You do not have to agree with every recommendation I make. You make the decisions. I simply ask that we communicate openly and trust each other enough to have honest conversations along the way. My job is to give you the information, perspective, and professional guidance you need to make those decisions with confidence.
Most of the buyers who come to me already know me a little through my writing, videos, community work, or a referral from someone they trust. By the time we talk, they usually have a pretty good sense of who I am and how I work. I love that. It means we can skip the sales pitch and spend our time figuring out whether I am the right person to help you make your move.
